Boca Raton continues to evolve, and at the center of its latest transformation is Glades Station, a new mixed-use development by Investments Limited that is bringing a premier dining and retail experience to one of the city’s most prominent corridors.
Located at the southwest corner of Glades Road and Dixie Highway, Glades Station represents the redevelopment of a former industrial property into a modern, walkable destination. Designed by architect Armen Batmasian and his team, the nearly four-acre project will feature more than 28,000 square feet of retail, restaurant, and office space across three contemporary buildings. The development is strategically positioned at a key gateway to Downtown Boca Raton, just minutes from Florida Atlantic University, Brightline, Boca Executive Airport, and several of the city’s most desirable residential communities.
The project reflects Investments Limited’s long-standing commitment to identifying underutilized properties and transforming them into destinations that enhance the surrounding community while supporting Boca Raton’s continued growth.
Gourmet Italian markets increasingly are popular throughout Palm Beach County. The Eataly Italian Market recently opened at CityPlace in West Palm Beach, and Joseph’s Classic Market with locations in Boca Raton, Boynton Beach, West Palm Beach and Palm Beach Gardens.
An online search revealed there are just over 122,000 people who claim Italian ancestry, which is 8% of the county’s population. That percentage is higher than the state number, 5.7%, and the national proportion, 4.9%.
So it stands to reason the Palm Beaches would be at least fairly represented in culinary circles.
Here’s what to know about the county’s second location of Carmine’s beloved Italian market and restaurant.
Carmine’s Gourmet Market is a longtime destination for discerning food shoppers. It has operated since 1972 and features catering, a delicatessen and bakery, butcher meats and fresh seafoods, as well as produce.
The market also has an extensive selection of prepared foods for busy shoppers.
The Trattoria, meanwhile, has authentic Italian dishes and an extensive wine list.
Both are operated by restaurateur Carmine Giardini.
Carmine’s Gourmet Market and Carmine’s Trattoria are coming to Glades Station in Boca Raton.
The 28,000-square-foot complex is being built at the southwest corner of Glades Road and Dixie Highway, near downtown. The three-building complex will feature one building for the market, another for the restaurant and a third for office space.
The Carmine’s market and eatery are expected to open in the first quarter of 2027.
Restaurant broker Jeff Sussman, who handled the deals at Glades Station, said Giardini long has wanted to be in the Boca Raton market.
The interest is especially high now that new residents and businesses moved to the city after the 2020 COVID pandemic, Sussman said.
In addition, many older homes in communities such as Royal Palm Yacht & Country Club are being torn down and rebuilt into mansions, while new high-rise condominiums are rising in the downtown.
Even if some Boca Raton residents aren’t personally cooking in their lavish kitchens, some have private chefs who will want to shop for items at Carmine’s, added Sussman, owner of Sussman Realty in Boca Raton.
Sussman dubbed Giardini’s store “the Rolls Royce of gourmet markets” because of its top ingredients.
As an anchor tenant, Carmine’s will play a significant role in shaping the identity of Glades Station. The market and restaurant are expected to drive daily traffic, complement the development’s tenant mix, and create a destination that serves both residents and visitors.
